Location: Anywhere within Manhattan, Brooklyn, Bronx, Queens, Staten Island and Long Island

Size: No Minimum or Maximum square feet

Price: No Minimum or Maximum price

Financial Requirements: Cap Rates greater than 7.0% in the NY Boroughs and Cap Rates greater than 8.0% in Long Island

 

Value-Add Potential: Vacancy (vacant buildings considered), below market rents with near term lease expirations, vacant land to build on, under-managed properties and additional capital investment to improve the asset profile leading to asset stabilization
